Facilities Manager – Adelaide Community Healthcare Alliance Incorporated (ACHA)

Your new role

ACHA Healthcare is seeking high-performing Facilities Managers to deliver integrated facilities services across complex and fast-moving hospital sites.

We are looking for a hands-on operational manager who thrives in operational environments, takes ownership of outcomes, and is confident managing contractors, financials, systems, and client expectations simultaneously. This role includes leading a small onsite team and requires a confident leader capable of driving accountability, performance, and service outcomes through internal teams and contractors.

About the role

Reporting to the Hospital Facilities & Maintenance Manager, you will oversee the end-to-end delivery of Hard FM services across multiple sites and stakeholders.

You will be responsible for:

  • driving contractor accountability,
  • managing operational escalations,
  • maintaining compliance and KPI performance,
  • and ensuring strong customer outcomes across the portfolio.

This role suits someone who enjoys solving problems, working at pace, making decisions, and operating in environments where priorities can shift quickly.

Key Responsibilities

  • Lead the delivery of planned, reactive, and preventative maintenance services
  • Drive contractor performance, accountability, and service quality outcomes
  • Manage operational escalations and resolve service delivery issues proactively
  • Oversee CMMS workflows, service tracking, reporting accuracy, and operational data management
  • Monitor financial performance
  • Prepare and present operational reports, performance insights, and corrective action plans
  • Build strong relationships with clients, contractors, and internal stakeholders
  • Ensure compliance with WHS, statutory obligations, essential services, and contractual requirements
  • Coordinate minor works and project delivery within approved scope and budget
  • Identify operational risks, inefficiencies, and improvement opportunities across service delivery
  • Support a culture of accountability, responsiveness, and continuous improvement
  • Lead, support, and manage an internal team across daily operations and service delivery
  • Drive accountability, responsiveness, and performance standards across internal teams and contractors
  • Support team development, and performance management where required

To be successful

Key skillsets include:

  • 5+ years’ experience within Facilities Management across complex or multi-building healthcare sites
  • Strong understanding of Hard and Soft FM service delivery
  • Proven experience managing contractors, KPIs, operational performance, and financial outcomes
  • Strong systems capability, including experience using CMMS and reporting platforms.
  • Ability to analyse operational issues, identify trends, and implement practical solutions
  • Confidence managing competing priorities and operational pressure
  • Strong communication skills with the ability to influence stakeholders and challenge performance where required
  • Solid understanding of compliance, building services, and essential services management
  • High attention to detail, strong organisational skills, and a proactive mindset
  • Proven experience leading teams within fast-paced FM or service delivery environments
  • Strong presence with the ability to manage performance, priorities, and
  • accountability across teams and contractors
